ABOUT THIS SERVICE

What the measurement includes

A North Carolina state-certified residential appraiser measures the home and calculates gross living area under ANSI Z765. The listing-ready measurement PDF includes that area, approximate room dimensions, and details such as fireplaces, garage count, stairs, and exterior features.

For agents preparing a Triangle or Triad listing quickly, the same-day measurement PDF is a lower-cost choice when a full marketing Floor Plan is not needed. Add a Floor Plan when the visual layout will help market the property. Either way, our independently measured GLA is the square footage we provide for the listing.

GLA accuracy matters when a home is listed for sale. We measure and calculate the reported living area separately from Floor Plan generation. A North Carolina state-certified residential appraiser uses ANSI Z765 to produce the documented measurement PDF.

Floor Plan generation technology in general can have a 3–5% measurement margin. That is too much uncertainty for the square footage we provide for a sale listing, where area can affect pricing and may later be questioned. We use our independent measurement for the listing GLA; the Floor Plan adds a clear visual layout for buyers.

THE PROCESS

How it works

Scheduling and delivery: Appointments are typically available within 1–2 business days. ANSI measurements sent same day as inspection. Floor Plans sent within 24 hours after inspection.

Text, call, or email the appraiser with the property address and the service you need. We will get you on the schedule.
Arrange property access. We measure the home and, if selected, scan it for the Floor Plan.
Receive the GLA measurement PDF the same day. The Floor Plan is typically sent within 24 hours of inspection.
